What is Jeonse (전세)?
Jeonse is a unique Korean housing system where tenants pay a large lump-sum deposit (usually 50-80% of the property value) instead of monthly rent. The landlord keeps and invests this money, and returns it in full when the lease ends (typically 2 years). You pay no monthly rent during the lease period.
This system can be advantageous for tenants with savings, as it avoids monthly rent payments. However, it carries risks — if the landlord cannot return the deposit, you may lose your money.

Yes, foreigners can rent using Jeonse in Korea. However, you must register your residency (전입신고) at the local community center immediately after moving in, and obtain a confirmed date stamp (확정일자) to protect your deposit legally.
Is Jeonse safe?
Jeonse carries risks, especially if property values fall below the deposit amount (deep Jeonse). Always check that the Jeonse deposit does not exceed 70-80% of the property value, verify there are no liens on the property, and consider purchasing Jeonse deposit insurance (HUG or HF).
